The leaves around Lake Keowee are just about to pop. You can see the expectant buds on many of the trees. We are in that cozy in-between time where we have nice weather with warm temperatures and clear skies and can still see through the leafless trees; the perfect time to take pictures of Lake Keowee waterfront properties, especially our newly listed ones.

We’ve been out doing just that over the past several days, taking advantage of the sunshine to shoot new aerial videos, video walk-throughs, 360 degree videos, and good standard pictures of the many new listings we’ve gotten over the past week. This includes four new lots that have already hit the market with a few more properties scheduled to present over the next week or so. That doesn’t mean we haven’t been closing properties, as well, and writing up new offers on others (two houses and two lots over the past week!).

We are living through a great time to be a Lake Keowee real estate agent as so many fine folks are anxious to have their own piece of Lake Keowee heaven. It’s keeping us on our toes to maintain the listings flowing into the front end. The good news is: we can handle it. There are several things you can do that can actually lower the value of your home or make it more difficult to sell. Here are a few rules to keep in mind:

Don’t over-improve

Any project that raises your home’s value by more than 20 percent above similar homes in your neighborhood should be reconsidered. The reason is simple. Say your home is typical in a neighborhood of $100,000 homes, and you make $50,000 in improvements. Buyers looking for a $150,000 home are looking in neighborhoods where that is the norm, not the exception.
