Another incredibly busy week as we were able to put a Lake Keowee interior lot with boat slip under contract and two Lake Keowee waterfront lots. We were also able to close a Lake Keowee waterfront home, a Lake Keowee waterfront lot and a Lake Keowee interior lot with boat slip. Looks like we hit for the cycle! We hope to do it again this week.

An exciting week for Lake Keowee Real Estate Experts Mike and Matt Roach as we’ve been able to list a Lake Keowee waterfront lot, close on a $6.3M Lake Keowee waterfront home and put another $2.8M Lake Keowee home under contract. We’re also putting another Lake Keowee waterfront home on the market at the end of the week. Those are the activities of a successful week for us that we hope to continue at a similar pace (going to be tough).

We were able to list a Lake Keowee waterfront lot over the past week and will be closing on $8M in Lake Keowee waterfront real estate next week. Hopefully, we’ll add a couple of really neat Lake Keowee waterfront homes to the market, as well. It’s that time of year! Yes, it is!!

We’ve been chugging along through the winter, side stepping the ice and snowstorms with some alacrity whilst also putting some Lake Keowee waterfront homes on the market. 236 Joe Jen is a special home with over 12 acres of property, two covered docks in place (with potential for more) and less than 10 minutes from the hospital and downtown Seneca. 308 Treetops Dr. is a spectacular home in one of the most sought-after communities on Keowee – Waterford Pointe.

Although it was pretty, it didn’t lead to a lot of Lake Keowee waterfront property activity. As most folks tend to shy away from looking at lake property during a snowstorm. It even delayed us getting a couple of properties on the market. We weren’t sitting on our hands, though, as the cell phone still works just fine when it snows. Around Lake Keowee, we bypassed the fun stuff and went straight to the un-fun stuff. Ice…it coats the trees and breaks limbs onto power lines and causes power outages. A good week as we were able to put a Lake Keowee waterfront home and lot under contract. That’s just shy of $2.5M in volume, we’ll take that on any winter week around Keowee regardless of the temperatures. We are also working on two new home listings we’ll be bringing on over the next few weeks. Folks are starting to think about getting their properties on the market around the March/April time frame in order to take full advantage of the spring selling season.

Year over year, there were fewer Lake Keowee waterfront lots sold. 95 in 24 and 86 in 25. BUT the average sales price went up by around $84K. $615,569 in 24 vs. $701K in 25. The inventory of lots by the end of 2025 was very low and as we start 2026 it remains that way. As for houses, we went from 171 sold in 2024 to 192 sold in 2025 AND the average value of the homes went up by $51K. 2024 $1,995K vs 2025 $2,006K. Taking Top Guns Realty, Mike and Matt Roach out of the whole, we were able to sell more units and an additional $5M in volume year over year.
