Lake Keowee Real Estate Expert Blog Game Week
Keowee blog time once again and we are happy to report there are still plenty of buyers out there in the market. We do have more sellers but are lacking property in many key pricing categories. There’s still plenty of Lake Keowee style fun to be had this season as the 2022 college football season has begun in earnest. We get many folks who come to Keowee to rent properties for the Clemson football home games, which exposes new folks to our Upstate South Carolina gem. There aren’t a ton of places you can rent on Keowee, but what a great way to spend a weekend if you’re lucky enough to do so.
How’s business? Still good! We were able to close a couple of good deals this past week as well as getting a great lot back on the market. Lot 131 Waterside Crossing is in one of the most sought after communities on Keowee. It’s about as close as you can get to Clemson and still be on Lake Keowee. It also has a pool, tennis courts, clubhouse, walking trails, dock slips and kid’s playground. Check it out here.
Clemson’s first home game vs. Furman will be this coming weekend. A great time for you potential sellers to get you property on the market. We still have about a month of warm weather before we get into those crisper nights, meaning still plenty of buyers out there to peruse the goods. Heck, even when the water gets too cold to swim in comfortably we still have the spectacular fall colors.

- Deposit. How much and who has it? is it a sufficient deposit to indicate a serious offer?
- Price. How does the amount offered compare to your asking price and your private bottom line?
- Down payment. Cash? If not, why?
- Terms. Is it a first loan? Are they requesting seller financing? How do these terms affect your profits?
- Occupancy. How soon do you have to move out?
- Contingencies. Are there any listed? If so, what are they and how do they affect your profits?
In some cases you may want to have your real estate attorney look over the offer. That’s fine if you want to be safe and have him or her explain complex clauses and protect your position.
Just be sure that your attorney doesn’t hedge your bets so closely that you lose a potentially good sale or insist that the deal so heavily favor you that no buyer would be interested.
