Keowee real estate is coming in as a listing and going out as a sale at quite the clip. That doesn’t mean that all Lake Keowee properties are selling immediately but we’re seeing turnaround times like you might at Waffle House during the lunch rush. While we still must adhere to the basic rules as to pricing properly for the market as well as the bank’s appraiser who will be involved if there is a loan, we recently saw a home that closed at the end of 2020 go back on the market with an increase in asking price over previously sold price of 44%. Yep, that is an head scratching potential value increase in 6 months. Strange but true!
We don’t believe that home is going to sell anytime real soon, we do believe there are some amazing opportunities for you folks who are willing to put your Lake Keowee waterfront properties on the market right now. If you’re assertive but not too aggressive with the pricing, there is an opportunity to sell for considerably more than you bought. Let us know if you want us to go and assess your property and advise you of a current market value. You may be pleasantly surprised.
Business remains good as we have been able to put a lot and a home under contract over the past week as well as adding a new listing to the fold which should hit the market by the end of this week (and it’s a special piece of Lake Keowee waterfront point lot). We’ve also been able to close on over $1.1M in Lake Keowee waterfront lots over the past week. Keeping that going all summer long will be the trick but not unheard of! We’re going to need your help to do so. Mull it over for a few days and maybe give us a call?

Top #6 Your tax assessment means almost nothing.
some people look to tax assessments to assign a value. The problem here is that assessments are based on a number of criteria unrelated to property values, so they often don’t necessarily reflect the true value of your home. Have you ever heard of two identical homes in the same neighborhood with dramatically different assessed values because one was purchased more recently than the other? Well, it happens quite often.
