Lake Keowee Expert Spring Blog
This awesome spring weather has really made a significantly positive impact on sales for us around Lake Keowee. Color me shocked? No, that’s been happening most years since we started this little venture known as Top Guns Realty. But we still love it all the same! You never know until it actually happens so we’re once again beside ourselves! We’ve been able to put quite a few more properties under contract and are getting ready to add some more listings to our stable of thoroughbreds. I know, a broken record, but this is what we do…come on y’all!?!?!
On to more fun stuff. With longer days come more opportunities to get out on the lake and enjoy. Before long, the sun will be setting more than 3 hours after the normal workday. That just makes everything better. More time for boating, swimming, golf, and of course jet skiing (as I always say, it’s hard not to smile on a jet ski). It also means more people will be out and about looking at your property or trying to buy the property you’re drooling over before you can muster the wherewithal to pull the trigger (don’t be that guy!).
I can imagine there will be quite a few folks looking over this Easter weekend. We’ll be taking a few out ourselves. Can you think of a better Easter present than a Lake Keowee lot or home? Well, maybe…but not many!
In addition to having your home appraised for market value, you will also be required to have your home inspected at least twice: once for structural problems and again for termites.
During the past decade, legal rulings have made it clear that sellers and their brokers must not only make purchasers aware of known problems and defects with the property, but they must also…
“…conduct a reasonably competent and diligent inspection of the residential property listed for sale and to disclose…all facts materially affecting the value of desirability of the property that such an investigation would reveal of the property listed for sale and to disclose…all facts materially affecting the value or desirability of the property that such an investigation would reveal.”
So not only is it important to be completely up front about problems you’re aware of, but even what you don’t know can hurt you.
Your Realtor can help you find the right qualified inspectors to investigate all the structures and systems of your home.
