Over the past week, we’ve been able to add another Lake Keowee home to the market at 110 Nautica Point. This home sits on a fantastic lot and has a cool fire pit, a beach and a covered dock with lift in place. We were also able to close on a Cliffs Falls South lot. While not as good as last week, we’ll still take it.

Another successful week adding a waterfront lot to the under-contract pile while also working on another contract and finalizing the details on a few new Lake Keowee home listings. It’s that time of year and folks are starting to think about making the most of their summers by owning a piece of Lake Keowee real estate. Obviously, there are a few headwinds out there with impending gas price shocks, etc., but we don’t believe they will have a major effect on springtime sales.

The winter season is still chugging along as well as we’ve been able to put another Lake Keowee waterfront home on the market and get it sold over the past week. We’ll also be bringing on two additional properties here shortly. Don’t delay, it’s time to get moving!

Although it was pretty, it didn’t lead to a lot of Lake Keowee waterfront property activity. As most folks tend to shy away from looking at lake property during a snowstorm. It even delayed us getting a couple of properties on the market. We weren’t sitting on our hands, though, as the cell phone still works just fine when it snows. In real estate, you are always putting out little fires here and there

Around Lake Keowee, we bypassed the fun stuff and went straight to the un-fun stuff. Ice…it coats the trees and breaks limbs onto power lines and causes power outages. Currently our office is powerless, but fortunately we have power and internet service at home. I know how disappointed you’d be not to get this Lake Keowee real estate expert blog!

Well, the future ice/snow event hasn’t slowed us down yet as we were able to put a Lake Keowee waterfront lot under contract and are working diligently to put another tract of land under contract. We’re also putting the final touches on a couple of new listings we plan to put on the market soon (ice/snow could cause some delays there).

A good week as we were able to put a Lake Keowee waterfront home and lot under contract. That’s just shy of $2.5M in volume, we’ll take that on any winter week around Keowee regardless of the temperatures. We are also working on two new home listings we’ll be bringing on over the next few weeks. Folks are starting to think about getting their properties on the market around the March/April time frame in order to take full advantage of the spring selling season.

Year over year, there were fewer Lake Keowee waterfront lots sold. 95 in 24 and 86 in 25. BUT the average sales price went up by around $84K. $615,569 in 24 vs. $701K in 25. The inventory of lots by the end of 2025 was very low and as we start 2026 it remains that way. As for houses, we went from 171 sold in 2024 to 192 sold in 2025 AND the average value of the homes went up by $51K. 2024 $1,995K vs 2025 $2,006K. Taking Top Guns Realty, Mike and Matt Roach out of the whole, we were able to sell more units and an additional $5M in volume year over year.

I’ll bet you’re dying to know how our week went. Well, not that exciting though we did put a Lake Keowee waterfront property under contract AND we’re getting a Lake Keowee waterfront house to sell…I take that back that is exciting! The percentage of folks actively pursuing purchase or sale of Keowee property this time of year is certainly lower and won’t perk up significantly until the March/April time frame BUT now is a great time to be shopping for that Keowee property for this very reason! The field is less crowded, just like shopping for Christmas presents in September.
