We’ll get to the 20 Questions part of this most recent Lake Keowee real estate expert blog here in just a moment. First, I’d like to give you a quick update as to this week’s happenings for Matt and Mike Roach. It was a busy week as we closed one condo and two waterfront lots. Any time you can close three properties in a week it’s a good thing, so it was a good week. We continued to add new listings over the past week including a Townhome in Stoneledge, a home in Keowee Bay and another lot in The Cliffs at Keowee. This week we expect to have another waterfront lot and a spectacular million dollar home added to the group, that is if the weather will cooperate. As you are probably aware we had a very rainy weekend and are supposed to have only two days of sunshine this week. That is going to make it difficult to get the drone in the air and get all of the photos we need completed. But we’ll certainly give it the old college try!
Now back to those 20 Questions you absolutely must ask you next agent before you sign on the dotted line (here is a link to the special report we’ve created). Folks make a decision on a realtor for their home or lot based on many a different set of circumstances, but there are several questions you should ask that realtor before you take the plunge. Here is a list of those questions along with our answers (just in case we are the realtors you want to hire) for your reading pleasure:

1. How long have you been an active full-time Realtor?
Mike Roach has been a full time Realtor since 1989.
Matt Roach has been a full time Realtor since 1991.
2. How many properties have you listed in the past 6 months? Past year?
We have listed 31 properties in the last 6 months. We have listed over 60 properties in the last year.
3. How many properties have you sold in the past the past year?
We’ve sold around 75 property sides with a volume over $23,000,0000.
4. What’s the average amount of time one of your listings is on the market before it sells?
Depends on the listing and where it is priced in comparison to the listings in the same community. There are currently buyers out there, just not many. There is a huge inventory of lots and homes. In fact, at the current pace it will take many years to sell through all that is out there. In 2017 we had some listings sell in one day and others that did not sell at all.
5. How does your average sale price compare to the original price?
Our list to sale price has always been around 5% of the sale price (you do have to throw out some outliers). We’re strong believers in pricing property correctly, close to market value.

7. What kind of property do you specialize in?

8. What can you tell me about your share of the marketplace compared to other Realtors in the area?
We are typically in the top three of sides of waterfront Lake Keowee real estate sold, year in and year out. The ranking varies according to how you measure it. Some companies aggregate their entire office, whereas we do not. We have sold 100’s of millions of dollars of Lake Keowee Waterfront Real Estate over the past 19 years, and we believe we will end 2018 with another great year.
9. Do you have a personal staff? How many are licensed?
Yes, 1 licensed, 1 not.
10. How will you market my property?

13. What listing price would you recommend for my property? How did you arrive at it?
Our job is not to tell you at what price to list your property. Our job is to provide you with the necessary information for you to price your own property for sale according to your time frame. We will provide you with recent sales, properties that are currently listed in direct competition with yours, as well as additional pertinent information. Then you decide what works best for you.
14. What’s your pricing/marketing philosophy 30/60/90 days down the road?
We keep in touch with you on a consistent basis. During that process we keep you informed as to how the market is behaving. What properties have sold, which ones are not, etc. As part of that communication process we discuss with you your options and then proceed according to your needs at the time.
15. What is your commission on a sale?
As commissions are always negotiable, let’s discuss that in person
