It’s been yet another good week for us. We were able to put over $1M in Lake Keowee waterfront lots and put another $5M in property under contract. Those are the kind of weeks we wish for all year long. In fact, just a fraction of those numbers this week would make us quite happy, just as long as we are moving forward!

As always, we are here to help. We were able to close a Lake Keowee waterfront house last week and will close a Lake Keowee waterfront lot this week. Par for the course this time of year. The closing board looks healthy for the first and second quarters of 2025. We expect to add several new listings over the next couple of months to make the third and fourth quarters look strong as well

The weather has cooled a bit, but it’s still temperate for folks to get out and about. As per usual spring fever abounds, I know we feel it, and we expect our symptoms to increase in severity. There ain’t much better than spring around Lake Keowee!

Unless, of course, there is a problem. That problem will be a lack of inventory in many categories, unless all y’all help us out. Not just y’all, but ALL Y’ALL! We need more listings (hint: we always need more listings, but now we’re severely short of what we consider a normal market, making it a really good time for you to list your property!). We can come out and look at your Lake Keowee house or lot and give you an idea of the current value (it’s probably more than you think).

As I sit here writing this Lake Keowee Real Estate Expert Blog, the temperature is a balmy 79 degrees. That’s a Chamber of Commerce Day for us, especially since it’s February! I’m not foolish enough to think temps will stay like this for long as I expect us to see at least one or two more serious cold snaps prior to spring popping by and saying, “Hello, how’s the family?”. It does bring to mind the idea of spring, though, and the fact that now is the time to get your Lake Keowee real estate on the market!

We made it through the first snow we’ve seen around Lake Keowee in a number of years and the timing couldn’t have been better as it came in on Friday and was pretty much gone by Sunday granting us a white and fluffy weekend. If we’re going to have snow again this year, or ever again, let it come just like that, all of the beauty with very little of the pain. Looks like we’re going to continue with the freezing temperatures for a few more weeks, though. The sooner spring is underway, the happier I’ll be.

We did get us a Lake Keowee waterfront lot closed last week. Always good news to have some activity. There are currently 11 Lake Keowee houses under contract and 5 Lake Keowee lots under contract. We currently have 1 Lake Keowee waterfront side, and 3 Lake Keowee interior lot sides on our board to close. That’s not too bad for November in an election year but can always be better.

As stated above we are still seeing activity in all phases of Lake Keowee real estate. We were able to close a $1M+ dollar home last week and will be closing a Lake Keowee waterfront lot this week. Sounds like a fairly normal week here at Top Guns Realty. Just like for the last 26 years (as Top Guns and 36 years in real estate on Lake Keowee). There have been a lot of ups and downs, but we’ve been here for you guys for a long time. If we haven’t helped you yet, hopefully it’ll be soon!

Business must go on and we had to do lots of business before ,during and after the storm as listings, under contract homes, rental properties etc. had trees down all around. Getting folks here, there and everywhere while trying to reschedule closings, inspections, etc. It’s been quite the busy week. We did close a Lake Keowee waterfront home, but not a lot of tour activity going on currently. We expect it to get back to normal soon.
Find a charity, give what you can. There are a lot of people in need of help. Looks like there will be a lot more folks in need of help in the mid Florida area, as well. Just have to keep pushing forward!
