That’s right, we’re adding new lots and houses to our inventory of Lake Keowee waterfront property. I’m sure this not the least bit surprising to any of you as we are continuously doing this, and I’m forever not shutting up about it ever. The good news is these properties are in the price ranges that are really hurting for inventory, meaning we should be able to get plenty o’ showings for them. Does make for a considerable amount of work as we make sure we get these properties as well as our current listings in front of as many eyes as possible, but we thrive on it!
I bet you are now wondering what it takes to get a new listing up and running for us here at Top Guns Realty. Well, seem show ya! Everything starts with the initial paperwork, approximately 18 pages of legalese followed by a few pages of key features of the property and home, then we have the seller complete the Seller’s Disclosure Statement, Schedule A, and Seller’s Disclosure Statement Addendum. Once we’ve gotten all of that information we then shoot the 50 plus pictures that will be used in the various advertising platforms, along with shooting the video walk-through, aerial video, 360 degree video and the living pictures video. Once all of that is complete, it’s time for the real work. New lots and houses!
Video production, picture production, video uploading, picture uploading, data input, etc. Then when everything is loaded in we’ve got to go back and make any needed adjustments, finding the mistakes that may have been made by perusing all of the sites where the listing appears. Signs are a must where we can have them so we need to get those out along with beautiful color “smart” brochures with QR codes for quick access to the Web site that has been created for this new listing with all of its videos, pictures, etc.
Once that is all complete we need to set up the communication schedule with the seller, contact other agents about this new and wonderful listing we’ve just added to the market. That doesn’t begin to describe all of the things we had to do to set up all of these places to input the listing – it’s a lot. The process of putting in a new listing takes the better part of 3 days, being worked on by 3 people, but it’s all worth it when that new listing starts getting many, many new hits! Of course the cherry on top is when it goes under contract. New lots and houses!
