Lake Keowee is changing day by day, almost by the hour. The views from the homes and lots will be affected dramatically over the next 30 days as the trees transition from lush green to multi-colored splendor then to barren yet easy to see through. Probably the best time to take pictures of homes and lots comes over the next 2-3 weeks, when we will have these crystal-clear days accented by brilliant foliage. It’s a great time to put the drone to work and make some high-flying photographic magic.

Now all we need is approximately one plethora more new listings to create said magic. We closed two Lake Keowee waterfront lots and a condo over the past week. We are adding a new lake front next week and we did add an interior home close to the lake last week, but we are ready to do more. Y’all are the only ones who can help us. There are still plenty of buyers looking to get that Lake Keowee waterfront dream home so it’s your job (should you choose to accept it, and we highly recommend that you do) to help them make it a reality. For most folks there’s a price for everything. Maybe, just maybe, the current value of your property is at that price.

• The buyers will only purchase if and when they get new financing. Assuming they have already been prequalified, this can still mean an excellent offer.
• The buyers will only purchase if and when Great-Aunt Ethel’s inheritance comes through. Forget it!

Your goal is to let as few of the buyer’s contingency clauses as possible into the agreement and to limit the ones you do allow by time and performance.

You need to decide if any contingencies are reasonable, whether they negate the value of the offer, and if you can live with them.

If not, you should proceed with a counteroffer.
