Year over year, there were fewer Lake Keowee waterfront lots sold. 95 in 24 and 86 in 25. BUT the average sales price went up by around $84K. $615,569 in 24 vs. $701K in 25. The inventory of lots by the end of 2025 was very low and as we start 2026 it remains that way. As for houses, we went from 171 sold in 2024 to 192 sold in 2025 AND the average value of the homes went up by $51K. 2024 $1,995K vs 2025 $2,006K. Taking Top Guns Realty, Mike and Matt Roach out of the whole, we were able to sell more units and an additional $5M in volume year over year.

I’ll bet you’re dying to know how our week went. Well, not that exciting though we did put a Lake Keowee waterfront property under contract AND we’re getting a Lake Keowee waterfront house to sell…I take that back that is exciting! The percentage of folks actively pursuing purchase or sale of Keowee property this time of year is certainly lower and won’t perk up significantly until the March/April time frame BUT now is a great time to be shopping for that Keowee property for this very reason! The field is less crowded, just like shopping for Christmas presents in September.

Believe it or not, there are still folks thinking about buying and selling Lake Keowee real estate. We’ve had a couple of tours this week and have closed one property so far with another set to close next week. Outside of that, things have slowed down as folks get into the holiday mood. We do expect to see a burst of activity before Christmas as folks have a bit more time to look at property, even though the hours of usable daylight may not comply.

Slower weeks this time of year allow more opportunities for us to go over advertising, marketing systems, etc. We’re ever striving to create as many eyes as possible on our listings as well as getting as many people as possible to look at them in person. We’re also working hard to create buyer leads for other listings out there. It’s amazing how far we’ve come in 37 years. We were selling real estate on Lake Keowee when there was still such a thing as an actual printed multiple listing book. Yea, we’ve seen a lot of change while doing thousands of real estate transactions.

Let’s get to Lake Keowee business! With the cold comes fewer folks getting on the water and looking for Lake Keowee homes. The key word in that sentence is fewer…not “none”, because here are still plenty of folks looking for the right kind of Lake Keowee property. We were able to put a Cliffs Falls listing under contract over the past few days adding yet another listing on its way to being sold for 2025.

The rain and time of year have put a damper on Lake Keowee real estate activity as we’ve noticed a drop in calls over the past week. We were able to put a Lake Keowee waterfront lot under contract and we continue to see activity on our existing listings, but as to be expected much less than what we’d see in July.

October has been a great month for us as we’ve closed just shy of $9M in Lake Keowee waterfront real estate. It’d be great if November and December were as good, but folks just don’t buy as much Lake Keowee real estate this time of year as they do during the summer. That doesn’t mean there aren’t still buyers in the market. In fact there are quite a few looking for just the right property.
