Things just keep on groovin’ along here at Top Guns Realty on Lake Keowee and Lake Jocassee. Another successful week is in the books resulting in us inking up two more houses and two additional lots (total volume just shy of $2,700,000). We’re selling the Lake Keowee waterfront real estate, not all of it mind you, but almost! This doesn’t mean everything we have listed is sold. The reality is we are still in a buyers’ market (certainly more for lots than houses, but still a buyers’ market for both). There was an article that came out in the Greenville News relating how strong the market is there and how it has become a sellers’ market, especially in the lower price ranges. This is great news for Greenville, but that doesn’t necessarily translate to Lake Keowee except that some of those sellers now have more money to use to buy their Lake Keowee property from us. The higher the property value the fewer the buyers, especially when banks are stringent with their lending. Which brings us around full circle; if you have your property listed with us, we are working hard to get it in front of as many eyes as possible, and we are succeeding wildly. The problem remains the same, however, not quite enough buyers for the amount of inventory.
Let’s put it in football terms (as I love to put anything in football terms). There are 80+/- players on a football team. Of those only 22 get to start. This is not unlike a listed property. If your property is good enough to start compared to the others out there it will sell. If it’s not it will ride the pine. What do football players do to become starters? Firstly they rely on talent (for your Lake Keowee property those are things such as slope, amount of water frontage, location, amenities, etc.). Then they put in hard work; lifting weights, training relentlessly, etc. (have you had your lot under-brushed, added rip-rap, put a dock in place, gotten a dock permit, landscaped, etc.?). Then there is study, learning the plays and how the other team will play against them (what else is competing with my Lake Keowee real estate and how does it compare?). And then there is the last thing we will talk about which is what the athlete is willing to give up to play? Late night parties, for your Auburn fans…weed (there I said it), etc. (for your Keowee property there is a price where it will sell. The only questions remaining are how long are you willing to wait and how low can you go?). If you said your currently appraised $200,000 lot was worth $400,000 the reality is it will sell for $400,000 if you are willing to wait long enough (may take 25 years or so). Your time horizon is as important at the price. Zat make sense?
