It’s June! Not Jiwn or Joon but June! And what a June! It’s been a summer month to remember and we’re determined to keep the momentum going. Without fail the first week of June sees a slight slow-down in buyers as kids get out of school and head to summer camp, family vacations amp up, and the like and we here at Top Guns Realty on Lake Keowee are not immune. Over the past week we’ve only added two listings, are working on two offers and have closed $1,000,000 in real estate (I know, I sound like the “Donald” – PLEASE forgive me, but I see this forum as a place to boast about our accomplishments much like he sees announcing a bid for the country’s highest office).
But enough about us and Mr. Trumpet, let’s focus on Lake Keowee. The good news is we are seeing an ample reduction in inventory in homes up to $600,000 with there being less than a year’s supply for the first time in a long time. Overall there are 210 total waterfront homes on the market at this time compared to last year when there were 243. That’s a more than 13% reduction. Great deals on homes have led to a somewhat stagnant lot market as it is on pace to sell the exact same number this year as last, not unlike the year before that. Currently there are 480 waterfront lots on the market while last year at this time there were 434 which is a 10% increase (great news for you buyers!).
Everything will even out then go the other direction, it’s only a matter of time. The only question is how long it will take?
