Magnolia (Wavering Place) ca 1855

The Magnolia, also known as Wavering Place and the Frances Tucker Hopkins House, was constructed circa 1855 near Gadsden in Lower Richland County. Built for Frances (Fannie) Tucker Hopkins, the wealthy widow of planter David Thomas Hopkins, the two-story frame residence is the most imposing surviving example of high-style Greek Revival domestic architecture in the county. The house rests on a full stuccoed-brick basement and is sheathed in weatherboard, while its monumental portico features Greek Doric columns set on tall stuccoed pedestals. Fluted corner pilasters, a full entablature, and carefully proportioned classical detailing reinforce the building’s formal character.

Magnolia also reflects the complex history of the antebellum plantation landscape and the people who lived and worked there. A school for Hopkins’s granddaughters was established in the basement about 1860 and subsequently served neighborhood children, while surviving outbuildings include a brick kitchen and office, smokehouse, and two one-story frame slave houses. The property remained in the Adams family for more than a century and was later known as Wavering Place. Listed in the National Register in 1986, Magnolia is significant for its architecture, association with education, and importance as one of the few remaining large antebellum plantation houses in Lower Richland County.
