John C. Heslep House ca 1915-1935

The John C. Heslep House at 303 Saluda Avenue is a distinguished Columbia residence whose architectural history spans the period from approximately 1915 to 1935. The house was originally constructed in 1916–1917 as a substantial two-story brick dwelling and was later dramatically remodeled and enlarged in 1927–1928 by its owner, prominent Columbia contractor John Clifford Heslep, creating the Spanish Colonial Revival residence seen today. Heslep, who came to Columbia in 1912 and established his own construction company in 1918, became one of the city’s most important builders of the 1920s and 1930s. His work included major civic landmarks such as the Richland County Courthouse and Columbia Township Auditorium. The transformation of his own residence demonstrates his mastery of the Spanish Colonial Revival style, which was particularly popular in the South during the period.

The two-story house is characterized by an asymmetrical composition, stuccoed masonry walls, a low-pitched red clay tile roof, semicircular-arched window and door openings, cast-iron balconies, and an elaborate entrance executed in carved stone. The principal entrance is especially distinctive, featuring a tabernacle-like surround with a semicircular arch, engaged Ionic columns, projecting entablature, and decorative detailing, while the varied massing and balconies give the house the picturesque character associated with Spanish Colonial Revival architecture. A contributing guest house further enhances the historic property. Recognized for its architectural significance, the John C. Heslep House was listed in the National Register of Historic Places in 1982, and its preservation reflects the importance of Wales Garden and Saluda Avenue as repositories of Columbia’s early twentieth-century residential architecture. Today, the house remains one of the city’s most recognizable examples of the Spanish Colonial Revival tradition and an important surviving expression of Heslep’s architectural and construction legacy.
