Rawlinson house ca 1874-1875

Constructed circa 1874–1875, the Rawlinson House stands among the oldest surviving residences associated with Rock Hill’s formative years following the town’s incorporation. Located at the corner of Johnston and Hampton Streets, the dwelling reflects the transition of Rock Hill from a small railroad settlement into a thriving commercial community during the late nineteenth century. The house was built during a period when merchants, professionals, and business leaders were establishing permanent residences near the developing downtown, helping to shape the character of the young town.

The residence is closely linked to the prominent Rawlinson family, whose name has long been associated with the growth and development of Rock Hill and York County. As one of the few surviving homes from the decade immediately following the Civil War, the house provides a rare architectural reminder of the city’s earliest period of prosperity. Historic surveys have noted that many comparable residences from this era were lost to fire, demolition, or later commercial expansion, enhancing the significance of the Rawlinson House as an increasingly scarce example of nineteenth-century domestic architecture in Rock Hill.

Today, the Rawlinson House is recognized as a contributing property within the historic Marion Street Area Historic District, a neighborhood known for its collection of late Victorian, Classical Revival, Colonial Revival, and Bungalow-style residences. Although much of the district developed between 1906 and 1925, the Rawlinson House predates nearly all surrounding structures and serves as a tangible link to Rock Hill’s earliest residential development. Its continued preservation provides valuable insight into the architectural heritage and community growth that laid the foundation for modern Rock Hill.
